Añelo · Rincón de los Sauces corridor · Neuquén, Argentina
Everything built in Vaca Muerta starts with a piece of land.
Meseta is a closed network. It brings together the people who own land in the corridor and the companies that need to set up there, with the facts about the territory on the table.
What we have already surveyed
The map
The corridor, parcel by parcel
Every polygon is a real parcel from the Neuquén cadastre. The public map shows tenure, area and type. Owner names are never published here or anywhere else.
What we do
Three things, and none of them is running listings.
Territorial intelligence
We know what sits on every parcel before anyone asks: real area, tenure, oil and gas easements, assessed value, registry status and survey plans.
Introductions
We work one deal at a time. We learn what each side needs and bring them together when it makes sense for both. Not before.
Structuring
We clear what blocks a deal: pending surveys, unopened estates, occupation of state land, underpaid easements, paperwork that does not add up.
To be clear
We are not a real estate agency.
- We do not list properties. There is no shop window and no sign.
- We do not take a listing commission. We work on fees agreed before we start, paid by whoever hires us.
- We do not sell databases. Personal information does not leave this office.
- When a deal requires a licensed broker to sign, a licensed broker signs it.
Why now
The land in this corridor is being decided this year.
Añelo's industrial park has no lots left.
The municipality confirmed it in 2025. The first private park launched at USD 115 per square metre and delivered in 2026.
Frac sand goes from 5.5 to 8 million tonnes.
Stockpiles in Añelo cover nine days of consumption. Yards, bases and access roads are needed.
Within thirty kilometres, land is offered from USD 2,000 to USD 55,000 per hectare.
There is no reference price. Both sides negotiate blind, and it is usually the same side that loses.
Añelo went from 3,000 to 9,000 residents and projects 50,000 by 2030.
All of that needs land with clean title, services and access. Today it is not organised.
Purpose
Make the boom leave roots.
Vaca Muerta will move land with us or without us. What matters is what is left afterwards: a project that employs and produces, or a deal that closed quietly and left a new fence.
Meseta works for the first one. We favour what settles and produces in the corridor: service bases, logistics, storage, industry, energy. And on the owner side, that nobody sells blind what does not come back.
How to join
